Winter months...cold and dreary right? I am sure that everybody at one point has said this winter that they wish it was summer already. I know that more than a few real estate agents have said the same thing. Winter months can be slow at times for agents, but why is that? It is well known that real estate agents do most of their business in the time that there is no snow on the ground. 

The market gets flooded with new homes for sale in the spring and then everything slows back down as the leaves begin to change. The winter months have very little inventory (even more so in this market). That usually means that sale prices of homes go up in the winter, due to the fact that more people are competing for less homes. So why wait to sell in the spring or summer when there is more competition for your house. 

Tha overall average sale price nationally went up by about 6% in 2016. That is an incredible increase with an estimated 3-5% increase in the average sale price again this year. Why wait until the spring or summer when you can make the most of these market gains in the winter months!

So here are some tips for selling your home in the winter.

1. Open up those blinds! Keep as much natural light coming in the room as possible. A brighter home is a more inviting home to walk in to. Also, by keeping blinds up it makes your rooms seem larger. 

2. Keep everything cleaned up. It is very noticeable when the snow melts on the side of the road just how much trash gets pushed to the sides of the road. Do a walk around your yard and give your home some curb appeal by making it the most cleaned up on the block. 

3. Make the space look livable. Even if your home is empty and you've already moved out of it, there are staging companies who will come in and make your home look warm and inviting. They do a great job of making spaces look usable for people. That is a big positive for somebody looking to buy. Seeing how a space can be utilized gives buyers a better idea of how a space can be used.
